  • New Listings: 95 homes (+5% Y/Y)
  • Inventory: 363 active listings (+65% Y/Y)
  • Benchmark Price: $515,800 (-4.9% Y/Y)
  • Months of Supply: 3.95 ⏳

  • New Listings: 1,480 (-5% Y/Y)
  • Inventory: 4,005 homes (+63% Y/Y)
  • Benchmark Price: $570,100 (-2.4% Y/Y)
  • Months of Supply: 3.04

Calgary Trends by Property Type:

  • 🏠 Detached: $738,600 (-1.6%) | Inventory: 2,025 units
  • 🏘️ Semi-Detached: $670,800 (+1.0%) | Months of Supply: 3.17
  • 🏡 Row Homes: $421,200 (-5.3%) | Months of Supply: 3.75
  • 🏢 Apartments: $311,300 (-6.6%) | Months of Supply: 4.60

Most segments, especially row homes and apartments, are in clear buyer’s market territory with inventory and days on market rising. Detached homes, while softening, still perform relatively well depending on the area.

In the greater Calgary region, December trends mirrored the city and Airdrie:

  • Okotoks: Benchmark $615,200 | Sales 40 | 3.05 MOS
  • Cochrane: Benchmark $577,000 | Sales 48 | 3.61 MOS
  • Chestermere: Benchmark $688,700 | Sales 26 | 8.29 MOS (Buyer’s Market!)
  • Rocky View: Benchmark $629,900 | Sales 91 | 4.62 MOS
